  1. Review of the rental contract: Check the lease contract once you have the draft to make sure it’s legal and safe for you and it includes all the terms as per the Spanish law,
  2. Assistance in signing the contract, advice and translation: To attend and give advice during the signature,
  3. Check-in the apartment with the owner and/or agent: To attend the check in verifying that the apartment is in good condition,
  4. Take the meter reading and check the functioning of the appliances,
  5. Review of damages that need to be fixed or at least taken into account for the check-out. Make the list of them and prepare the email notifying it to the owner or/and agency,
  6. Coordinate the apartment cleaning service if necessary: The apartment must be delivered cleaned, in case it is not in good condition a cleaning company must provide this service,
  7. Change name and bank account of the supplies holder, in case the agency or landlord are not in charge of it,
  8. Help for opening a Spanish bank account. During the check-in process or before the arrival to Barcelona when hiring the service.

Our advice before you sign the lease contract, accompaniment during the check-in, and constant guidance will make much more easy your arrival.

  4. Legal support:
    • Our expert lawyer checks your lease contract;
    • Make sure that everything’s legally fine and safe for you;
    • If the owner or agency propose their own contract, English translation is not included and can be requested optionally.
  5. Contract signature:
    • We coordinate the contract signature appointment;
    • We’re there for support in case of any last-minute question or issue.
  6. Check-in support:
    • We are there to help with translation;
    • This service doesn’t replace the owner attendance and responsibilities;
    • It doesn’t include direct management and responsibilites for any apartment equipment setup.

Notes:

  1. Optional contract translation 99 €.
  2. This fee is not reimbulsable. It includes our assistance for one flat.
  3. If negotations break up and you hire us to assist for a second one, you get a 50% discount for the new service.

  2. Empadronamiento appointment:
    • Empadronamiento is the first step you need to acomplish
    • It involves going to the Barcelona City Hall Office to handle some paperwork
    • We do this step on your behalf and avoid you going
  3. Police Office appointment:
    • You are required to go to the Police Office to request and pick your NIE card
    • Your attendance is compulsory per law and cannot be avoided
    • We coordinate your appointment
    • We meet you there to assist you with paperwork and translation
